Facts about Homes for Sale “As-Is” in Barron County

Every so often, you’ll find one: a Barron County home listed for sale “as-is.” Upon seeing this, most buyers assume it’s more than they can handle and move on. Don’t dismiss these listings too quickly!

“As-is” can refer to a “handyman’s special” that needs significant work. The home may need big-ticket repairs like a new roof, mechanical updates or a complete rehab. Such homes may involve foreclosure sales, estate sales, tax sales and so on.  

Homes in poor condition may not qualify for a typical mortgage. When this is the case, you may see “cash buyers only” in the listing description, or other cautionary wording. Listings like these are best left to professional investors.

However, home sellers sometimes list a property “as-is” for other reasons. Namely, they don’t want to re-negotiate if the buyer’s home inspection turns up a few flaws.

In Wisconsin, home sellers are required to disclose any property defects that they know about.  But when a home inspector finds other issues, not all sellers are willing, or financially able, to make repairs or offer credit for these issues.

If a buyer has a “satisfactory home inspection” contingency, and the home has more issues than the buyer wants to tackle, he or she can withdraw their offer. When this happens, both the buyer and seller are disappointed after investing time and effort into the deal. Listing a home for sale “as-is” can be a seller’s attempt to keep buyer expectations in check!
