Choosing a Waterfront Lot in Barron County

Waterfront lots and lake access lots are some of the best investments you can make in Barron County real estate. Overall, waterfront and lake access properties tend to appreciate in value faster than other types of real estate. Even when the market has a downturn, waterfront homes, waterfront lots and lake access properties generally hold their value.

The tricky part is finding the right property for your dream home. Here are some questions you should ask:

The size and quality of the lake. How big is the lake? Is the lake deep enough to support motorized boats? Is the lake spring-fed, or created by runoff, or man-made? What kind of fish can be found in the lake? You can look up information on the WI Department of Natural Resources website for starters!

The quality of the lot. Not all lots for sale are buildable. Others may need fill, tree clearing, drainage installations or other modifications that could require special permits. Never take the suitability of a lot for granted! Soil tests, topography/elevation and flood mapping should be examined.

The quality of the view and the lake access. Views are valuable! A property with a lake view will appraise higher in value than property without one. Properties that enable you to have your own pier are always a plus.

Easements. Always check for recorded easements. Undeveloped land may have easements for a road, or a neighbor’s driveway, underground utilities, public path or other purposes.

Taxes, homeowner association fees, flood insurance, liability insurance and maintenance. Think long-term about lake property ownership, and the expenses that may come with it. Waterfront and lake access properties hold value well, but they also have higher property taxes and insurance costs than a typical lot.
