Buying a home in Barron County can involve some competition! Fortunately, getting your offer accepted doesn’t always require truckloads of cash. Here are a few tips to help you make an attractive offer that will appeal to home sellers.
1. Home sellers want a hassle-free offer. The more contingencies you have in the deal, the more uncertainties the seller will face! However, it may not be realistic to waive all contingencies.
For example, if you are using a mortgage, you may need a financing contingency. If you are using an FHA or VA loan, you will need a home inspection contingency. In these cases, having a pre-approval letter from your lender, and having an inspector come with you during the first walk-through of the home, can ease seller concerns.
2. Sellers want buyers who are easy to work with. Buyers who nitpick, or have unnecessary questions, can discourage a seller and make them step back. On the other hand, buyers who are flexible with closing dates, or willing to meet seller needs for post-closing occupancy, are going to earn points.
3. Sellers want a deal that will get to closing – and close on time! This is why “cash is king.” The next best thing is a Conventional mortgage, which can close faster than other types of loans. In the case of all mortgage-backed offers, being pre-approved with a good down payment and a respectable amount of earnest money will help.
