Northwestern Wisconsin home sellers are looking to close deals before the end of the year, and this creates a window of opportunity for buyers! Here’s a look at the latest sales trends, according to data from the Wisconsin REALTORS© Association.

Statewide, Wisconsin homes reached a median sales price of $310,000 during September 2024. This is the highest median sales price for any September on record. Home inventory remains below normal, which contributes to the 9% drop in transactions compared to September 2023.

In Barron County, the number of homes for sale fell by 8.6% in September. The median sales price remained strong at $260,222, with homes selling in about 57 days. Buyers found wiggle room in some home prices during September, with about 38 properties selling for less than the asking price. However, the most desirable real estate can sell for a premium! 16 Barron County properties sold for more than the asking price.

Rusk County’s median home sale price was $295,000 in September, which is the highest of any September on record. Home inventory increased by about 18% during the month. Most home sellers have been open to negotiation, with about half of the sales closing for less than the asking price.
