Northwestern Wisconsin home prices are showing very localized trends this spring, according to the latest data from Wisconsin REALTORS©. Statewide, the median home sale price was $310,000 during March 2025, a gain of 3.7% compared to March 2024.
Looking at Barron County, the inventory of homes for sale increased by 11.4% during March 2025. The median home sale price was $258,000, just shy of the median sales price of $260,000 posted in March 2024. But the slowing pace of sales is the big story. Barron County homes spent an average of 112 days on market before going under contract, an increase of 47.4% compared to March 2024.
Rusk County home inventory decreased 20.9% on a year-over-year basis. The median home sale price for March 2025 was $165,000. Homes in Rusk County spent an average of 121 days on market before going under contract, which is 18.6% longer than a year ago.
Preliminary market data for April 2025 shows Barron County home listings increasing by 22.7% between March and April, with days-on-market rising. However, Rusk County listings decreased by 9.1% between March and April, with days on market falling.
Despite the mixed bag of trends in Northwestern Wisconsin, sellers still have the upper hand in most cases. About 50% of Barron County sellers received their full asking price or above.
