Homes in Northwestern Wisconsin once again marked higher sales prices year-over-year in 2024, and 2025 sales are off to a good start! Here’s the latest real estate news for Barron and Rusk counties, based on data from the Wisconsin REALTORS© Association and related sources.
Home prices in Barron County have increased on a year-over-year basis consecutively since 2013. The median home sale price in 2024 was $269,000, up 7.6% from the prior year.
Rusk County home prices have risen every year since 2018. The median home sale price for 2024 was $210,000, up 11% from the prior year.
These local trends are in line with sales activity statewide. Taken as a whole, Wisconsin median home prices have increased every year since 2012. The median sales price for 2024 was $310,000, up 8% from the prior year.
Looking at market data for January 2025, it appears we will have another good year for Northwestern Wisconsin home sellers. Barron County homes had a median list price of $271,300 in January. Home inventory was lower in January compared to the prior month, which supports higher asking prices. However, home sellers are waiting longer to get an offer under contract, and buyers are looking to negotiate.
Rusk County’s home inventory increased in January, but the supply of homes for sale remains extremely limited in this rural market. The median list price was $369,900 in January. Homes are spending about 10 weeks on the market before going under contract. Price negotiations were involved in about half of all sales.
