Northwestern Wisconsin Home Inventory Drops

Northwestern WI home inventory and prices

The number of Northwestern Wisconsin homes for sale fell during October and November, according to the latest data from the Wisconsin REALTORS© Association. This follows seasonal trends throughout Wisconsin, with home inventory shrinking statewide as 2024 draws to a close.

In Barron County, the number of homes for sale decreased by 10.7% from October to November. The median sales price as of October was $279,900, which beat last year’s October sales price record of $277,500. Homes spent an average of 62 days on the market.

The November sales price data is still pending, but preliminary data shows that 38 Barron County homes sold for the asking price or higher, while 23 listings sold for an adjusted price.

Rusk County home inventory fell by 14.1% from October to November. The median sales price was $180,500, in October, with homes spending about 36 days on the market. November’s final numbers are still pending. So far, 4 homes sold for more than the asking price. Sellers made price adjustments on 11 properties.

In the past 5 years, Northwestern Wisconsin home demand has surged, and so have sales prices! Given the current pace of sales, we expect market values to keep rising in 2025. If you’re thinking of buying or selling property in the New Year, this is the perfect time to put a plan together. We’re ready to help you!
