The number of Northwestern WI homes for sale increased during May 2024, giving buyers more properties to choose from! Barron County listings increased 16.5% from the prior month, and Rusk County listings increased 36.1%.
This is welcome news, but home inventory remains lower than normal. Homes are selling briskly, with days-on-market averaging about 35 days for Barron County, and 21 days for Rusk County.
Market conditions are more expensive for buyers today than in recent years. Mortgage interest rates have stayed elevated longer than most analysts expected. At the same time, median home prices in Wisconsin have steadily increased. Home demand is healthy, but sellers should be willing to negotiate.
For example, the median sale price of a Barron County home during May was $269,500. The median sale price of a Rusk County home was $275,000. On average, sellers in both counties are getting about 97% of their asking price.
Looking at it another way, about 48% of Barron County sellers received offers above the list price. 45% of Rusk County sellers received offers above the list price. The rest sold for the list price or less. Much depends on the listing itself, such as the condition of the property, the location, amenities and so on.
