Northwestern Wisconsin home sales show signs of a mixed market, according to the latest data from the Wisconsin REALTORS© Association. Here’s a look at September’s market trends, along with our own insights!
During September, the median Wisconsin home sale price of $337,000 marked an 8.7% increase compared to September 2024. The statewide inventory of homes for sale improved by 3.7% compared to a year ago.
In the 18-county North Region of Wisconsin, which includes Barron and Rusk counties, the median home sale price was $312,450 in September 2025. This is a 15% jump from September 2024, and the highest median price of any September on record for the region.
When we focus on Barron County, the trends are a bit different. September’s median home sale price was $240,000, which is a drop of -8.39% from September 2024. This also marks the lowest median sales price for any month thus far in 2025.
However, this does not necessarily mean that Barron County home prices are falling. On average, Barron County sellers received 97.75% of their asking price during September, which is a healthy ratio. It’s possible that the sales of smaller, less expensive properties represented a larger share of the market during September.
Rusk County’s median home sale price was $227,500 during September, and this is a drop of -12.36% from September 2024. Home sellers received about 95.12% of their asking price. As with Barron County, it’s possible that the type of properties sold had a bearing on the price trends. We’ll know more after the October data begins to roll in.
Northwestern Wisconsin home buyers shouldn’t pass up this market! Currently, mortgage interest rates are hovering near the lowest levels of the year. Improvements in home inventory are offering buyers more choices in a less-pressured market. Motivated sellers are looking to close deals before year-end. It’s a good time to buy!
