Good news for Northwestern Wisconsin home buyers: the selection of real estate for sale in Barron and Rusk counties is the best it has been in years! As of early August 2025, Barron County had about 400 properties for sale. The communities with the most listings include Rice Lake, Chetek, Canton and Cameron.
Rusk County had 142 homes for sale. The communities with the most listings include Ladysmith, Bruce, Sheldon and Glen Flora.
Northwestern Wisconsin’s inventory growth is part of a larger trend. Listings increased statewide during the summer, with inventory standing at 4 months of supply in most areas of Wisconsin. This means that if no new listings came to market, it would take about 4 months to sell all the available properties.
But in the 18-county North Region, which includes Barron and Rusk counties, inventory levels stand at 6 months of supply. This is considered a “balanced” market, meaning there are enough properties currently on the market to meet demand.
Improved inventory hasn’t stopped home prices from rising. Barron County’s median home sale price was $350,000 during July 2025, with homes spending an average of 49 days on market. Rusk County median home sale prices reached $200,000 during July, with homes spending about 52 days on market. On average, sellers received 98% of their asking price.
The nicest homes in the most popular locations can still draw competing offers. However, if we see continued growth in home inventory, home prices could begin to soften.
