Home Inventory is Lean in Northwestern Wisconsin

Northwestern Wisconsin homes

There’s a small problem with Northwestern Wisconsin real estate right now…namely, there isn’t enough for sale! By the end of 2022, Barron County had 814 home sales completed for the year, representing the lowest transaction volume since 2018.

Meanwhile, the 2022 year-to-date median sales price for a Barron County home was $238,700. This the highest annual median price on record for Barron County, according to the Wisconsin REALTORS® Association.  “Median” means that half of the homes sold for more than this amount, and half of them sold for less.

Rusk County also saw fewer listings and home sales in 2022, ending the year with 206 homes sold. This is the lowest sales volume since 2019, which had 205 homes sold. The year-to-date median price was $173,750, the highest annual median sale price on record for Rusk County.

Looking at the January 2023 statistics for Barron County, homes have been spending about 39 days on market before going under contract. The median list price was $237,813. Not too shabby for January! Unless we see more listings soon, 2023 will bring higher home prices to Northwestern WI.
