Before you begin your Northwestern Wisconsin home search, it pays to know market conditions and price trends in the area! Having realistic expectations about your buying power helps you find the best value for the money. Here are 5 tips to help you make the most of your home buying opportunities!
1. Pay attention to the days-on-market. The longer a home spends on the market, the more eager the seller might be for an offer. You can find the days-on-market for listings on certain websites. We can look this up for you!
2. Search for homes in areas with more active listings. When there are similar homes for sale at the same time, in the same neighborhood, sellers will be more flexible on price.
3. Look for imperfect homes in good locations. Homes that need work can be a good investment, if the repairs do not exceed your financial abilities, handyman skills or patience. Tip: when visiting an “as-is” listing or fixer-upper, bring a contractor with you. Get their opinion on any repair issues and related costs before you make an offer.
4. Base your offer on current market conditions and recently sold, similar properties. We can help you with this! Be specific about any condition issues that are a factor in your offer. Often, homes are already priced according to their condition, but it doesn’t hurt to include your reasonings and repair estimates when making an offer.
5. Negotiate with courtesy. Never criticize the home or begin arguments with the seller. (If you don’t like the home, don’t make an offer.) Make a sincere offer that starts a dialogue. Most sellers are willing to negotiate if the buyer is reasonable.
Good negotiation means finding middle ground that gets the deal to closing. Let us help you! Six Lakes Realty is a locally-owned family business with over 45 years of experience. Contact us today for friendly, hometown service!
