Northwestern Wisconsin real estate sees the most transactions during the summer months – but summer closings follow spring contracts! After an offer is accepted, a home under contract can take about 30 to 60 days to close.
Also, when a Barron or Rusk County home is listed for sale, it can take several weeks to go under contract, depending on the price, location, and condition of the property. For example, a home listed during March might go under contract sometime in April, and close in May or June. Homes listed during April could expect an offer in May, with the transaction closing sometime in July.
Statistics from the Wisconsin REALTORS© Association show that home sale prices in Northern Wisconsin are highest from May through October of each year. When you take the average days-on-market into account, along with the average timelines from accepted offer to closing, you can predict the best time to list a Northwestern WI home for sale. The statistical best time to list your home, for the highest sales price, is from March through August!
The seasonal “busy time” for real estate coincides with school calendars and the nicest weather of the year. In our area, we also see an influx of tourists as the weather warms up, and some of them become buyers of Northwestern WI homes and land!
Of course, real estate is a year-around business. Sale prices in Barron County set record highs in 8 out of 12 months during 2023 – including the months of January, February, and December! Homes that are well-prepared for the market, and priced right, will draw strong offers any time of the year.
