Home sales in Northwestern Wisconsin are slowing as the seasons change, but buyers remain active. Here’s the latest update from the Wisconsin REALTORS® Association (WRA), and what it means for local buyers!
Statewide Trends
• Wisconsin median home price: $348,838 in August 2026 (+7.1% vs. August 2025)
• Sales volume: –8.3% compared to August 2025
• Inventory: 4.4 months of supply
• New listings: +3.5% compared to last year
Prices continue to rise throughout Wisconsin, even as sales activity slows. Home inventory has improved statewide, but it falls short of buyer demand.
North Region (18 counties)
• North Region median home price: $322,500 in August 2026 (+7.5%)
• Sales volume: –14% compared to last year
• Inventory: 6.2 months of supply (basically unchanged from August 2025)
The North region is seeing higher prices but fewer transactions, with inventory holding steady.
Barron County
Late summer brought a cooling market to Barron County:
• Barron County median home price: $295,000 in August 2026 (–4.8%)
• Sales Volume: –41.3% compared to last year
• Inventory: 6.2 months of supply
• Days on market: 87
These are signs of slowing buyer demand. Sales activity and median home prices are down compared to a year ago, while homes are taking longer to go under contract.
Rusk County
Rusk County shows a different price pattern:
• Rusk County median home price: $237,500 in August 2026 (+15.9%)
• Sales volume: –20% compared to last year
• Inventory: 7.3 months of supply (+25%)
• Days on market: 96
Rusk County is a very rural market, and price trends vary depending on the homes that sold during a given month. The other stats are in line with Barron County: slower sales, growing inventory and fewer transactions.
The growth in Northwestern Wisconsin home inventory has an explanation. Earlier this year, the number of new listings improved, and buyers welcomed the increased selection. But as mortgage interest rates moved higher, buyer activity cooled. Unsold homes are part of home inventory. The slowing pace of sales eventually pushed our markets above six months of supply. This isn’t cause for alarm, however, as a six-month supply indicates a balanced market between buyers and sellers.
Northwestern Wisconsin homes remain more affordable than comparable markets. With home inventory up, and pace of sales slowing, buyers have breathing room to explore their options!
