Northwestern WI Real Estate Primed for a Busy Spring

Northwestern Wisconsin home sales point to a busy springtime real estate market! Here are the latest sales trends according to the Wisconsin REALTORS© Association, along with our own insights!

Wisconsin home buyers hit the ground running in February. The median price of a Wisconsin home reached $315,000 during February 2026, which is the highest of any February on record. Statewide, about 3,750 homes were sold.

The North region of Wisconsin saw higher prices as well, with a median sales price of $259,500 during February 2026. This is also the North region’s highest median sales price for any February on record. About 292 homes sold during the month.

In Barron County, more of the same! The median home sale price reached $274,125 during February, the highest of any February on record. About 46 homes sold during the month, which is just one sale shy of the February transaction record set in 2024.

Rusk County bucked the trend. Rusk County’s median home sale price was $198,000 during February 2026, which is lower than February 2025’s median of $234,900. However, it’s still the 3rd highest February median price on record, and a respectable number for this rural market. About 11 homes sold during the month, on par with the prior year.

A part of February’s sales momentum can be attributed to lower mortgage rates. Average 30-year rates fell week-over-week during February 2026, briefly dipping below 6%. But during March, rates reversed course, nearing an average of 6.25% by mid-month.

All considered, we are still expecting a busy spring for Northwestern Wisconsin real estate! Mortgage rates remain lower than they were in 2025. Home inventory has improved somewhat, providing more selection. On average, homes are taking over 100 days to go under contract, but the most desirable homes sell very quickly!
