Northwestern Wisconsin home sales were up 8.2% during January 2026, according to statistics from the Wisconsin REALTORS© Association. Here’s a look at the market, along with our insights!
Home inventory, while improved, remains below normal. Statewide, new listings in January fell 11.3% compared to January 2025. The Wisconsin median home price was $315,000 during January, up 7.9% compared to a year ago.
In Barron County, January’s median home price was $239,500, with 28 homes sold during the month. Homes spent a median of 64 days on market. This is the second-highest median price of any January on record, beaten only by January 2025.
Rusk County saw modest sales activity during January, with 8 homes sold. The median home sale price was $157,500. Homes spent a median of 95 days on market.
Home buyers have some things in their favor for 2026. Mortgage interest rates have decreased, with 30-year fixed Conventional mortgages averaging 6.01% as of February 19. This is the lowest mortgage rate environment we have seen in the past 3 years!
Lower mortgage rates also make it easier for homeowners to downsize or trade up to another property. As more homes reach the market, home prices will grow at a slower pace. This will give buyers and sellers breathing room to make decisions. However, the most desirable properties will sell quickly, when priced right for the market!
