1. Partner with an experienced NW Wisconsin real estate agent before talking to builders and/or purchasing land. Not all land is buildable, and not all lots are desirable. Also, builder’s contracts protect the builder! Without an agent on your side, the contract will leave out important home buyer protections.
2. Determine your budget and source of financing. Some builders do offer financing, but you might get better rates and terms on your own. We can refer you to local, reliable lenders!
3. Choose the best lot and floor plan for your needs and budget. (Builders tend to sell the least desirable lots first.) Get the basics decided before shopping upgrades and options, which can add significant cost to the project.
4. Be certain you completely understand the purchase contract before signing. Have your agent with you to ensure the contract includes the right to inspections and remedies for problems. Things can, and do, go wrong in the home building process, and some problems take time to surface.
5. Monitor the construction progress. A good builder will give you progress reports, but you should visit the site periodically, and be present for inspections. If you cannot visit the site, be sure your agent is monitoring the progress and attending inspections.
Be prepared for setbacks such as weather delays or materials being out of stock. Construction takes time, and not every step of the process is in the builder’s control. But when you choose your agent and home builder wisely, your new Wisconsin dream home will be well worth the time, effort and money put into it!
